I decided to install 220v to the stove, and the water heater as back up along with gas. I piped in gas. After final inspection, the 30 gal heater goes right back in its originally planned space. Tankless is nothing but trouble and maintenance issues for a rental. Oh yeah, no more harmful earth shattering fuel released into the atmosphere but eclectic is so clean that its must be fine.
