If it was the gas to the water heater leaking, it makes you wonder how long the problem was going on. The gas sinks to the ground, which is why water heaters are raised at least 18 inches above the ground. How does enough gas accumulate to explode?

Maybe the water heater was not working but the gas kept running and the source of the ignition with something else? Seems like you would smell it.
Back in college, a 3 story apt. building was absolutely leveled to rubble (and a few other buildings severely damaged (condemmed), including the one I had just moved out of. A gas leak in the laundry room in the basement .... and some had even smelled the gas earlier. Utter devastation .... hard to believe only one fatality in the 4am explosion that I heard miles away.... woke me up.

Powerboat racer/builder Reggie Fountain owned the apt. complex and had a "bachelor pad" below my apt. but he was never there .... except to ask me to turn down my stereo one Aug. afternoon .

Gas doesn't play nice....
