I don't live in a condo, and never will. My understanding is the building is "owned" by the many residents. They each own their individual units, and share ownership and maintenance costs of the building. If the board decides to ignore the maintenance because it is too expensive, that is what happens.
Commercial buildings are owned by a company that want to have a nice well maintained building, and not ignore maintenance as renters will move out. I have no clue as to who inspects them, or the condos. Not my circus, not my monkey.
