Watch out for fungus, Mark.
Might be different where you are but when Zoysia gets a fungus here it looks dead. Large brown areas. But many times an application of an appropriate fungicide will bring her back to life.
You can also pick the brain of any reputable spray company. I like chatting with the actual tech who is parked in the neighborhood. Surprising the number of veterans still doing battle and always willing to share intel.
