Kinda in the same boat. However, we have had pretty good luck with out tenants. We keep the rent affordable and rarely raise it. We make money and don’t get greedy. I too do most of the repairs as I reward myself with a tool I want on each repair. I have a ton of tools. Congratulations on your new freedom and my condolences about your wife. Bittersweet I’m sure.
