With more regulation geared toward mega property owners on the horizon, I'm planning to sell at some point. Right now the laws are manageable, but if we see rent control become a reality and eviction gets any harder than it is now, I'll be done and glad to walk away.

Pointing out why rent controls actually decrease available rental housing. As regulations increase, mom & pop landlords sell, and in the case of single homes, often to first time homeowners. Regulations imposed by politicians and bureaucrats out to get who they consider "greedy landlords" leading to the usual unintended consequences.
