As Vash mentioned, there is literally an ass for every seat. I was surprised at the interest...I could pay for the tent(s) almost immediately.
If wife and son agree (Jack is the hunter and would run the show when he moves back) the next step is a legal deep dive and discussions with the neighbors.
We also have the hunting rights off shore of the farm and marsh, which is key if they want to boat as well.
