My job is to secure financing, not sell homes. If I can't justify value, I can't give you cash. I'm sure I can find you MFG somewhere in PHX proper as well as the city you live in Red for $25K (if that's your budget) but does that make all of PHX a "ghetto"?

So, how could one sucessfully negotiate a real estate transaction with the county, bank and the buyers and sellers, millions upon millions of dollars, legal liabilities, etc. etc. without "knowing anything" Well, in your estimation who would know better?
