And as for vandalism and theft from tenants, I've honestly never had any problems with that sort of thing. Maybe my property manager is just really good at picking them. Maybe it is because I try to provide the highest quality living space and service I can and therefore attract a more responsible class of tenant. I'd like to believe the latter but I'm always willing to attribute it to dumb luck.
