I've been interviewing real estate agents recently. To a person, I trust none of them.
A few even outright lied to me - they'll say anything to get the listing.
A while back, one of them who does her own show/business, said she'd take 1% - 1.5%.
On our second meeting, when I asked again, she looked away, smirked, and said, "I'll do it for 3%."
3% = $50k+ = something like $1,000/hr.+ if she's right about being able to move it quickly.
I'm thinking more/more about doing a FSBO. ***** 'em!

I don't even want to start my rant on Realtors, but I wlll anyhow. I deal with 'em on a daily basis. In 12 years of origination, I've only managed to salvage 1, maybe 2 agent relationships. They're typically holier than thou and rude as hell to anyone else in the biz, especially mortgage people.
"WHERE ARE MY DOCS! WHERE ARE MY DOCS! WHERE ARE MY DOCS!" - meaning, " I know we're two weeks away from the agreed upon closing date, the sellers haven't packed yet, but I want to get paid ASAP" - that's about the extent of their "negotiation" skills.
Those clock 80 hrs entitles them to think they actually know something. Most if 'em I've met couldn't close the front door! Beg and bother, beg and bother.
If you're using a bank to pay for your home, that means I AM the one in control of the deal, not the dumb realtor.
I have no problem unleashing on realtors, made one actually cry last week when I called her an "absolute idiot" for trying to disclose a damaged septic system to the bank AFTER the bank signed the buyer - she thought the bank would overlook if she noted it after signing.
I hate realtors.
