I've done it a few times, but not in the last couple years, because the market has been too hot. I may start looking again.
Rule #1:
You make money when you BUY, not when you sell. You've got to buy at below market value, something that hasn't been very likely in the overheated market.
My realtor's rule is "If it's been on the market for more than one day, it's not a good enough deal".
The true bargains will have several offers on the first day. That's the only way I've done it. Snagging them like that is fun.
