I'd suggest you attempt to find property well in advance of the public auction, you're likely to be competing with those same professionals at an auction. Find some property in arrears for taxes and offer the owner a reasonable amount for his property to remove his burden, then pay the taxes which will probably have to be done for the county to record the deed, and have to satisfied parties to the deal.
