Has anyone ever told you what type of termites that you have? Treatment differs from one species to the next. For example: drywood termite swarms will only have a hundred or so swarmers. They can also make nest or what ever above ground and don't need a lot of moisture. Subterrain termites on the other hand will have thousands of swarmers and need a good bit of moisture to survive. They will make mud tubes in order to move around above ground.

I'm not familiar with what species are in CA. Try to catch a few and have someone identify it before you look at treatment options.
