Find a really sweet woman to have an affair with, don't password protect your laptop, move into a converted garage studio apartment for a month, then find a decent 1-br. Reconstruct your life while knowing that you need to lower your expectations on some fronts, while significantly raising them in others. Get plenty of track days in, cycle through a couple of different girlfriends, get a bigger apartment so you (or your kid) doesn't have to sleep on the couch, and use some of the settlement from the house equity to further prep the car.
