I guess with commerce or community sites it's all about raw traffic, return traffic, captive audience and the other the standard particulars that define the worth of a business (revenue and profit margin come to mind).
It's kind of like having real estate and what the address is worth. However, it's probably no more defined than the Wild West at this point.
