For my $.02, they probably have a contractual agreement with the realtor. I would NOT pay more than 3% commission to the realtor, but even that could be negotiable. They have the contract not you. If you had not broken into the negotiation, I doubt you would have anything binding you to pay a plug nickel. You might not even have anything binding if they start negotiating...
