At the end of the day for that deal, you're still putting less $$$ in your pocket because of the commission overhead than you would have otherwise gotten as a result of a straight FSBO sale. Is it worth it to you to take less $$$ in order to make the sale? That's the bottom line question.
If it's worth it to you, you pay out the $$$. If not, you tell them to bugger off and wait for the next offer.
