You are definately going to have to check the landlord/tenant laws in your state or perhaps county.I am in california and I am sure the laws are different. Turning off the utilities and those sort of things are illegal out here.
If he hasn't paid rent he can be evicted.A court date will determine that, unfortunately she will have to wait.
Make sure you have good information on him in case he blows the court date. He will be liable for rent, phone charges, damages and
things like that after the court determines he owes it. His wages can be garnished and he will get an eviction on his record, which will make it harder for him next time.
From my experience out here, there is not a lot she can do. You also can't mess him up a little because he knows where your Mom lives.
But, since he has done this to other people there is a good chance he will never know its you if you wait 3 months.
That is too bad. Is it in the rental agreement that the den is off limits? That would be trespassing.
Like I said, check the laws out there. Maybe he could be tossed out first and then the court determines your Mom was in the right.
But, I if she changes the locks now and the court determines she is in the wrong, big trouble.
Have your Mom photograph everything now and later for the court. It is very helpful in proving damages.
