Here's one opinion.
Currently, a well sorted, clean, upgraded (engine), cosmetically "very good" midyear 911 might bring around the mid-teens or a little higher, and you should try to adjust your car downward from that as it is a project. If you use that as a price point, it might make it easier to decide whether or not to invest in a quality paint job (not cheap for you to do) and know that you'll only get so much out of it--think of diminishing returns. You might be better off by fixing some minor things like the sunroof, battery box rust, maybe even the seats, to make it more attractive to project enthusiasts.
