I agree with ikarcauso. No offense to anyone here who lives in Elk Grove. I moved away about a decade ago because I didn't like how the neighborhoods were shaping up. I would not invest there.
Best places are north towards Roseville and beyond, east towards Folsom and beyond or near Sac State like Fair Oaks. Davis is always a great investment as it's THE college town in the Sac valley.
Every place east of Benicia/Vallejo is going to be hot until you get up in the foothills.
