98% of them are sleeze. put your house on the market "for sale by owner" and you will find out quick how much they lie. "um, i have someone interested in your house, by the way, would you like to list it with me?"
i dont trust anyone that stands to make money off the sale of something that does not belong to them. they are also the ones that tell you you "need" them to sell your house.
