i'm not a realtor (wouldn't admit if i i were) but one thing that i THINK can make a difference is finding a small scale broker who will give you a bigger cut if you do more administrative type work.

also suggest you develop a nose for who has cash in your area and email them selected properties on a semi-regular basis. not every week or you'll get annoying. and be selective MLS systems really put all realtors on even footing so you have to find the deals then take them to the folks who have the means to take advantage of them.

and if you get such a client base just do what they tell you.

and don't send your referal sources $20 gift cards. send them 20%.

and don't drink your own kool-aid.
