yep. for a "salesperson" it's a 2 week course and then a licensing exam. That's my first step.

Kinda/sorta. Local market is a funny one, was undervalued for decades and then in the past 5 years or so it really ramped up. Not crazy high or anything, but up to values in other cities. Values seem to be leveling off but not dropping. Still a strong local market, and that has attracted lots of people into the business, some are REALLY good. Lots aren't
