A twelve month lease is usually structured the entire balance broken into monthly payments- a legal document signed and agreed upon by both parties.
If the landlord loses rent for the remainder of the year, then its the leasee's(section8) responsibility to make whole on the remainder of the contract.
This story sounds fishy to me. Mabye she got a new boyfriend or was offered a better place.
Offer her the other place or the consequenses, in a nice way.
