G-man landlord duty sucks. Been there done that, and I don't wanna do it again.
When I got married and moved out of my house I rented it to a single lady that I thought was neat and tidy. Right off the bat I had to install 220 in the garage for her electric dryer. Then the inevitable fixes that every property needs. When I had enough landlord fun and decided to sell the house she put up with the realtor showing the house for a while. She found a new place to live so I went to get it ready to sell. Her dog had peed on the carpet all over the house. Then I noticed the fleas biting me. I had to nuke the house with bug killer, and told the real estate agent that I would pay to have whatever color carpet the owners wanted. That was what made a family want the house; they could pick the color of carpet. They picked RED carpet.
Later I found out they were Chinese. They liked the Chinese restaurant decor I guess.
I am glad to be out of that racket.
