I have never looked at square footage as a measure of livability...I always look at the ability to be able to separate, not in distance but in rooms, from others: privacy when you want.
If the boy gets a room of his own, your get a garage, she gets parts of it, and when the time calls for it, every one gets their own separate place to hang, then house.
