It doesn't matter whether he "bought it to flip", that's completely irrelevant. What something is worth is what more than one, uninformed buyer will pay for it.
If I sell a used car with a street value of $10k to some poor fool for $20k, that doesn't magically make it worth $20k. What part of this confuses you?
