There are some very simple rules in finance that people ignore at their own peril. At the top of the list is emotional investing: Doing the wrong thing financially for the "right" emotional reason(s), which nearly always involve family and friends...or a Porsche
It is clear that your sister is a poor financial risk or she would not need your support on the rental document.
My advice is to not make your decision about you or her, make it about the ultimate bogey-man, the rules of finance. Tell her:
I need to re-establish a financial position in the next 8 months to two years and that precludes me from helping at this time. My financial adviser has recommended that I not extent myself on any contractual documents beyond those I already have.
Whether or not you have a financial adviser is moot, the message is true.
