Jeez, I could have slept another couple of hours,,, Yawn.
Weather's a bit of a funk today.. Weird.
Jim, I'm looking into converting my carport into a full garage with a split ceiling. One half open beamed, the other half a mezza for storage and maybe a mancave-like retreat.
It's a flat roof now in solid 2x8 T&G on 4x16 beams. The thought is to run a steel beam down the centerline front to back to support the existing cross beams/flooring. That would allow me to open the other half up as a beamed ceiling, creating the mezza and support the new load bearing wall up to the new peak. The open ceiling section would then allow me to put in a lift.
Since the new space will be listed as "storage attic" above the existing "garage" within the existing foot print I'm hoping that it doesn't qualify as adding square footage. While I'm in favor of sprinklers in the garage, I'd rather not have to retrofit the entire house.
