Jim, I'm looking into converting my carport into a full garage with a split ceiling. One half open beamed, the other half a mezza for storage and maybe a mancave-like retreat.
It's a flat roof now in solid 2x8 T&G on 4x16 beams. The thought is to run a steel beam down the centerline front to back to support the existing cross beams/flooring. That would allow me to open the other half up as a beamed ceiling, creating the mezza and support the new load bearing wall up to the new peak. The open ceiling section would then allow me to put in a lift.
Since the new space will be listed as "storage attic" above the existing "garage" within the existing foot print I'm hoping that it doesn't qualify as adding square footage. While I'm in favor of sprinklers in the garage, I'd rather not have to retrofit the entire house.

Here's the triggers for adding a whole house sprinkler system:
• The total floor area is increased by 50% of the existing area over a two (2) year period; or
• The total floor area is increased by 750 square feet or more over a two (2) year period; or
• An additional story is added to the structure, regardless of floor area; or
• The floor area of the alteration or combination of an addition and alteration, within any two year period, is 50% or more of the area/value of the existing structure and where the scope of the work exposes building framing and
facilitates sprinkler installation and is such that the Building/Fire Code Official determines that the complexity of installing a sprinkler system would be similar as in a new building; or
• Any addition to an existing building which has fire sprinklers installed.
