You don't necessarily need a realtor but you will want an atty to look for 'gotchas' such as use restrictions (look mentioned this), contamination issues (auto related businesses) etc.
IMO the good stuff never gets to realtors.

Well i had #6 adjusted perfectly but then just before i tightened it a butterfly in Zimbabwe farted and now i have to start all over again!
