Check carefully after you buy it if too much "due diligence" costs you the deal. It would take a huge amount of well hidden rust to make this a bad proposition -- and that level of rust is usually apparent in the areas you depicted.
It may still have serious rot issues, but given how the rear window trim looks, it is hard to imagine this isn't a steal at 10k.
