No. My small brokerage manages about 150+ homes, many of them show up in our portfolio with home warranties in place. I cannot tell you how many times the we have had systems fail and the owner was expecting the warranty company to fix / repair or replace and it did not happen. Not to mention, there is no sense of urgency in making repair, try have a HVAC system fail in August and letting the Ins company jerk you around for a week or so........
The only time we recommend home warranties is when buying the property, negotiate it in as part of the deal and have the Seller pay for it. Highly recommended to first time buyers who are picking up older home and are generally cash strapped.
