the problem you may have is that he listed it "frozen" on the report

around here if an inspector reports it the seller is responsible for having a licensed plumber either replaced it or write an invoice that it was checked and in good working order
both of which you're gonna have to pay for

I doubt the buyer will accept that "you" checked it
