I didn't think anyone was a bigger insurance curmudgeon than me. Hats off Baz
We had a one year mortgage w/balloon payment we paid off (perhaps someone was surprised). I'll have to check tomorrow what our insurance premium is, am sure it has crept steadily up through the years.
I'm a big fan of self-insuring.
