Pro's
One block from the ocean (but 100 foot cliff with trails down to the rocks) with nice park/jogging/biking - about one mile from sandy Cabrillo beach.
Half block from a small corner store.
Utilities paid.
Con's
No garage, ample street parking for four car (I know that may be a deal breaker)
No dog policy (could be flexible if you swear to pick up poo immediately), this is why the current tenant is moving out, she signed a lease saying no dogs then showed up with a dog

she is also a bit of a drunk (no big deal) but she doesn't clean up after the dog leaving land mines everywhere. Thus the neighbor's complain about the smell.
Only heat is the old style floor heater.
Caveat, wife is in charge of the rental and she loves small dogs... however the yard cannot contain a small dog (back yard is fenced but no way it restrain a Dachshund... too many gaps in the fence... and the little bugger could dug under the side fence in ten seconds.)
