Inventory is very tight.

Price has been steadily moving higher (this chart is not seasonally adjusted, so it shows the annual cycle as well as the longer term trend).

The housing affordability index is still near highs. But this index doesn't completely account for lending standards, e.g. if potential buyers can qualify for the loans, have the assumed 20% down payment saved up, etc.
