Don't know your situation but real estate in TN is so much cheaper you should be able to buy a house from scratch - at least a decent starter home - and keep the California one until yore sure ...

I would recommend the above. Keep the SoCal house until you have spent a year or two in TN. I am from California. I really wish I hadn't sold my house in Coronado when I left for Maryland
For me living in the Murfreesboro area would be great since I really like Nashville and the surrounding country side. The area is really beautiful. Nashville is the deal.
The only downside for me is the humidity. I have yet to get used to wading through air thick enough to use as a condiment.
