My uncle owns an apartment complex in wa state for the last 30 or so years. He's very old fashioned, and will not rent to allot of different types of people. He's not racist, he just knows how to keep the drama out of the complex, and people from destroying the units.
+1 on the application fee/background check fee. Never tell prospective renter it's available, you'll back Yourself in a corner if they feel you discriminated...
