Man, you are a braver man then I.
I also have a pretty good idea what people are about, usually within minutes of speaking with them. You do get a good sense early on, it's the little things that jump out at you. Usually, my first impressions are right probably 95% of the time. I just don't want this to be the exception due to the distance involved.
The PPI is mandatory, no doubt about it.
