run 120 off the garage door opener to a small relay.
get a 24v transformer
put your Tstat on a low voltage transformer.
run 24v to both contacts of the 2 transformers then to the contactor for the fan.
(the contacts of the relays will be in parallel)
now both relays can be energized at the same time.
