Plain-jane spec house: +/- $80-$100/sf.
Semi-custom w/ mid-level finishes/fixtures: +/- $100-$200/sf.
Full custom with higher-end finishes/fixtures: +/- $200-$300/sf +++.
Then you have the land/lot and soft costs (architectural, engineering, permits, utilities, etc.).
