I think Richard that it is important that the guests do not bother the neighbors. If you have a good distance between your air bnb rental and your neighbors then it is okay.
Top level surveillance is okay but don't know what your local laws permit but perhaps air bnb can give you guidance in that area? Outside surveillance only I would think?
If you are not around in the immediate vicinity to keep an eye on the place you might have to pay somebody to do that in addition to somebody cleaning the place. A husband/wife team could be suitable?
I know where we stay in Palm Springs that the area close to our hotel has high end homes being run as bnb's. The regular resident owners are not happy. However the homes are close to each other.
Likely your property insurance premium will be higher due to having guests. Factor that in to the rental rates. I think overall it is a good a plan. These are just a few ideas off the top of my head.
