Seems like this will be a lot of research to get the right building at the right price.

I would still call any local guys as I am pretty sure the prices will be more competitive . I am now about 95 % done with my two car detached garage that started as a pole building . Mine is 24 x 28 with 12 ' ceiling height . I then added the concrete floor and 2 x 6 studded walls . Went with CDX plywood as the exterior sheathing then vertical metal roof panels as my finished siding . Using CDX as my interior wall paneling also . R19 Kraft faced wall insulation will finish the ceiling with metal roof panels with R40 insulation . Two garage doors 10 ' tall x 9 ' wide with shaft mounted openers . I have four windows and one entry door . I have a 24K mini split I'll use for heat and AC . All in with me doing a bunch of the work I'll be at 25K and that includes a used two post lift I purchased .
