I have not really looked at housing prices. Admittedly, I would buy something up in the mountains now, for sure. I lived in Woodland Park for awhile, and later ended up building a custom log home on 13 acres in Divide. I sold it for practically nothing in the late 90's, and would give anything (almost) to have it back.

John - Haha! For sure, its nice reminiscing with friends who can appreciate and relate to the experience. Woodland Park is all grown up now, Divide is still quiet and dodging commercialism and population growth. 13 acres there would be spectacular.

Apparently lots of families who can't afford Denver are moving south to COS and that's a reason for the increase in home prices.

When I moved there in 2000 and sold my first house in 2006, I was shocked at how much that home went up in value, the second house not so much but that's ok and its life.

Funny side story, when I moved there from the northeast I was overweight and just with the active healthy lifestyle was able to loose near 40 lbs in less than 2 years, that in itself was worth the move, plus this view from my living room:
