dividend growth stocks. you won't get rich over night but after months of research, I'm 110% sure its a great path to financial independance, and you get the bonus of not really caring what the market/stock price is doing along the way, as long as the dividend continues to grow and make changes only if it doesn't.

$100K-$150K? I'd buy a house in a good area and rent it out. If you did it right the rent would cover the mortgage.

There's nothing better than bricks and mortar.

There is alot of "flyover states" between LaLa land, and the big apple that have beautiful homes in that price range...not everyone lives in a 5,000,000 population area, don't discount it until you've tried it.

Maybe in California, but there are lot's of places where $100-$150K can buy you a nice single family detached home. I've bought two rentals in the last four years, both of them were under $100K total.
