The moratoriums won’t be ending in most states, they will be extended (eg California and others).
When they do end, there won’t be a “tsunami of evictions”.
That’s just political nonsense/manipulation of the gullible.
For the people who are evicted, the vast majority will be people who long deserved it.
IDK why, but politicians and other non landlords bizarrely believe that landlords are in the business of evicting decent tenants.
That’s not how the business works.

Here in New Zealand they have made up a new law that makes it almost impossible to get rid of a tenant. All of this "evil landlord, look after oppressed tenants" etc from our socialist government.

So any tenants that have been a bit of a PITA are being thrown out (90 days notice) before the new law comes in, in a month or two. God only knows where all of these people with totally dysfunctional lives are going to live after they are thrown out. the government has already filled the motels up with the regular homeless crowd.

My tenants are some of the nicest, upwardly mobile, people you could ever meet so I've got no concerns.

You have the Ca syndrome down your neck of the woods too? I am so sick of this land lord = evil people. Before our state voted on our entire state under rent control, all my friends that have been renting to good people without raise in rent for years, and years now suddenly had to raise rent to market rate. They were all pissed off as hell and decided to go on rent freeze. He's only trying to protect himself from the strong arm of the law that favors tenants but they never see it that way and the land lord are to blame for rent increase. It was voted down but our dumb siht governor signed it into law a couple months later and many of the cities imposed rent freeze or no rent increase blocking landlords to raise rent to market rate. Bhat a bunch of BS.

How bad are your homeless situation there with only 5 million people. The numbers can't be that high? Unemployment rate must be low?

No worries. The Anti Government people (landlords) will call for gov subsidies and get them. Problem solved.

Has anyone seen Tabs today? Some interlopers are trying to horn in on his gloom and doom prophecy. He should file for compensatory damages!

You think this gets extended forever? That is exponentially worse than letting it expire. Do they "forgive" mortgage payments too?

I am so happy I got rid of my rental many years ago. I will never be a landlord again until the laws are changed to protect the property owner. It is simply insane to make it lawful to occupy a house and not pay rent. For sure the mortgage continues, the property taxes and insurance continue. To force landlords to loose money is just not right.

One friend that is a landlord was actually happy when his rental house caught fire. The deadbeat tenants had to move out by order of the fire Marshall. He ended up bulldozing the place, and build a new house to sell. The deadbeats had pretty much destroyed the house and the fire was just the excuse to tear it down.

We had a one year lease. One of my worst pia tenants ever . I would have evicted her in month #3 had it not been for covid . I sat on my hands and rode out the lease. Still cannot get rid of her . Courts will not evict for non payment, or holdover .
Once again, my government showing who they work for, and it is not me .
I tore up the tax bills and threw them in the trash in March, but my wife pulled them out , taped them back together and mailed them in .
I decided , that if they extend the moratorium further at the end of this month, we start playing dirty .

That was once a good and noble thing to do. Now you're referred to as a "sucker".
I can't believe that a group of landlords hasn't gone together and filed a suit over this. The federal/state government has no right to modify the terms of your lease agreement.

No, not forever.
But for sure it will be extended past the current June 30th expiration date.
And how long it gets extended past that extension is unknown.
They’ve learned how to weaponize COVID.
Now, everything is a “public health emergency” that justifies suspension of rights (property rights, constitutional rights etc).
So, you’ll start seeing “homelessness is a public health emergency.”
“Systemic racism is a public health emergency.”
“Global warming is a public health emergency.”
Those are even better “emergencies” than COVID because they can be made to go on forever.
The unconstitutional eviction moratorium (i.e. forcing landlords to be involuntary provides of “free” public housing for 2 years, i.e. the taking of property without compensation, etc) will eventually end if they go on long enough for current litigation to make it to the S. Ct.

I'd like to see a successful court case where a Landlord was OK with not paying his property tax due to no rent coming in.

Totally agree. I had never heard of any law before Covid that gave the state the power to let deadbeats live rent free and with landlords totally powerless to enforce legal contracts between consenting adults. I hope some politicians are landlords and feel this pain.

Some tenants were genuinely hurt by COVID and tried to do the right thing.

Some are leeches and deserve to be thrown out without a tear shed.

Some landlords will get sick of the scheet. They will stop paying taxes and default on the mortgage (and maybe declare bankruptcy) because they can't afford increased taxes, increased maintenance, and no income. The home will be repo'd and the banks will shut it down. Fire sale prices for remodelers will follow and the circle of life will continue. The sad part is that the leeches will have no repercussions. Bad credit is no longer a scarlet letter on your credit report and there is always some new bleeding heart wanting to dole out money to the "poor" even if they don't deserve it.

There used to be homes you could buy in East St Louis for $1.00 BUT you had to pay the past due property taxes (which were higher than the value of the property). I see this coming to big cities across America

Oh, we have more than our fair share of losers and morons. then our government brings in a whole load of so called refugees who have no intention of working or fitting in with the rest of us. AND they get a free house/medical/dental/dole. So our own losers get put in hotels so we don't have homeless people.

There shouldn't be unemployment in this country. There is a huge amount of work to be done. We fly in people from overseas to pick fruit and milk cows. And our unemployed sit on their arses (smoking dope/cigarettes/meth') just a few kilometers down the road. Covid means we can't get the pickers from overseas, so the fruit and vegetables are rotting on the ground, so we import fruit and vegetables instead

Happened in Detroit years go. The city then contracted with a major demo company that took the money and demo’ed very few houses.

Ahh the gold old days, when a tenant burned you for 3 months rents, then , you had to go to the magistrate and pay 300 to legally evict them in 90 days. We would lose 6 months of income . then had to re hab , and re rent, usually , losing nearly a whole years rents
I thought that was a horrible system and I hated it ,
Looking back, it was the wild wild west. Id do anything to get rid of someone in 90 days
Glad to be getting out
