The roof has been shingled and our corner fireplace is now in place! Unfortunately smoke has drifted in to the Shuswap from the Adam’s Lake fire. Adam’s Lake is in the next valley to the NW.

The posts supporting the lower deck are sitting on fairly deep piles and the ICF foundation has its own engineered footing.

That’s an excellent use of a frame only model. The model was not only fun to build, it was also fairly useful in determining how much of my neighbour’s cabin to the right would impact the view from all the rooms. Unfortunately we had to move our structure back by 12’ so we did loose some of the view up the lake. The Monashee mountain range is to the north of Shuswap Lake and is a spectacular sight especially in winter!

Ok! I’ve got tons of pics Seahawk!

Looking up from the road to the marina below..unfortunately our backyard is on a steep slope and rather difficult to access from above. Our original thought was to perhaps build a garden or small orchard but we now realize that may not be feasible so like many other properties owners out here, we’ll just let nature run it’s course and reclaim the hill side = low maintenance!

Wow! Very nice piece o’ paradise you have there! I’m originally from Quebec and that’s one thing I miss most about Eastern Canada…the fall colours! In Alberta we have the Larch and Aspen which give us the yellows and golds but no vibrant oranges and reds like you have. I’ve been through Vermont in the 70s in my youth…beautiful state..,I doubt it’s changed much?

We also have many Bald Eagles out here on the lake. We also have the Osprey which are extremely skilled at fishing ( way the F better than I am!). Not sure about your Baldies out there in Vermont but ours are crafty little thieves! They will hang out where the Osprey are much of the day. When an Osprey snags a fish and tries to return to her nest, the Baldie will swoop in and try to steal the fish from her grasp in mid flight which calls from some pretty dramatic wildlife combat spectacles! They are relentless and being quite a bit larger are successful about 55% of the time…cool to watch nature at play! There are two Osprey nests close to our marina so many of these dramatic events are seen close at hand. Cool!

For all you PPOT engineers:

More info on the construction of our marina which took place in 2014. This timely project cost all of us $33K each..($3.5M in total) but well worth it for those who have invested $$$ in their toys....but, that wouldn't be me! LOL! There are some seriously cool boats here though...:p

The previous "dock" was very old and unsafe especially during the serious storms that we experience here on occasion. The Shuswap arm is very long and sits in a deep valley surrounded by mountain peaks, which calls for some major wind and waves. The new marina has a state of the art 4 season breakwater.

2004 21’ Chaparral with a Mercruiser 350 Mag MPI…it has a “fisherman’s cabin” for inclement weather….works for us!

She’s not a surf boat but.,,…if I want to surf…I’ll hop onto my buddy’s Malibu Wakesetter…easy peazy!

The wildfire situation is somewhat under more control and quite aways away to the south of us…. Still it’s very heartbreaking to hear of some 168 or so structures having burned to the ground, many of them beautiful cabins and homes, in Celista, Scotch Creek, Magna Bay, and around the Little Shuswap lake…my deepest sympathies to all affected.

It’s still pretty smokey today. A buddy of mine sent me a pic from his deck:

Much of the work being done is now inside so can’t post pics but it is coming along. And yes there will be indoor plumbing! Lol!
We won’t be back for another 3 weeks as we’re off RVing in Idaho, Washington, and BC soon.

My project manager has informed me that they've had quite a bit of rain lately so good news there for sure! The smoke has mostly cleared and the air quality index is now down to 2 from 11 a couple of weeks ago.....I've never been happier to hear about rain!

Our siding, window trim, and Soffit will be installed starting next week. We've chosen James Hardie Board siding:

It's a special cement/cellulose fiber composite that is fire resistant...it ain't cheap! But I'm now glad that I chose it! Deep Ocean was our colour choice.

Our roof shingles are Iko Dynasty which are Class A fire rated as well so doing our best to avoid catastrophe!

Actually WRB does have an extensive number of fire hydrants that are routinely tested and the community is about 7 kms from the nearest fire station. We have also all been pro-active on being fire smart. Deadfall, highly combustible new growth, etc is routinely removed every spring and fall. Every resident pitches in to maintain this within the Strata.:cool:

OK, someone here must be just dying to HAVE A GREAT VACATION on THE BEAUTIFUL ISLAND OF....KAUAI!...NEXT APRIL 14-21/24....being able to sip MAI TAIs on their LANAI, after dining on some fantastic fresh caught MAHI MAHI, or AHI..after having spent a fantastic afternoon on one of MANY BEAUTIFUL BEACHES...after having a great morning REEF FISHING on the many reefs...contemplating a WHALE WATCHING TOUR, or maybe a SNORKELING EXPEDITION on the beautiful NAPALI COAST...or maybe a great ROUND OF GOLF, or maybe a fantastic and scenic HIKE IN THE WAIMEA CANYON...which is also known as the MINI GRAND CANYON...WHILE WATCHING THE BEAUTIFUL SUNSET ON....HANALEI BAY!!! GUYS I CAN MAKE THAT HAPPEN FOR YOU!!SmileWavy:D

I thought about composite but the upper deck serves as cover for the lower one so the obvious choice to us was Duradek, which was installed about three weeks ago:

We finally headed out again last week after some 5 weeks and thankfully the wildfire situation is under more stringent control, though the smoke does still linger off in the distance.

The project is back on schedule and well on it's way. The siding is about 1/2 way done, the drywall is done, the front concrete slab has been poured. They are currently finishing up the mudding and taping in preparation for some paint.

We'll probably head back out in 3-4 weeks. Completion date is looking likely to be around the first week of November...just in time for the snow to fly! That's typical late fall up here on the frozen tundra of Kanaduh! :p

How old are you guys?

That looks like a shedload of stairs. I (personally) would be worried about aging out of the place - unless it’s a step on the way and not the retirement place.

I mean I do wish you well, but I personally would be concerned that it would become unusable. I’m hoping for single storey on a lot with enough flat for a garage and a toy barn / workshop.

62 and 63...it was definitely a consideration. The main floor which is the top floor has our bedroom, bathroom, kitchen, great room, etc so we could live on the main floor. This is more than likely not our retirement place as we will still own our main home in Calgary but I hear ya...we will explore all options down the road. The community has quite a few older couples that reside here full time and all seem to enjoy it and are able to manage life just fine. But?
