Holly Sheet, I just bought my first house! Wish me luck!!!
My head is spinning. I just signed and sent the counter offer to agreed to buy my first house. I'm not sure how the hell I'm going to afford it, but it's a done deal. I can always sell my 911 to free up some funds, but then there would be no reason for the second garage space in the new house! Anyone remember their first house purchase and wonder how they were going to do it? Any good stories about your first house?

I know how you feel, I did too. I am now on my fourth house and the rather frequent selling and buying has been tremendously prosperous. I have all but made more money on real estate than from my daily work.
Buying a home is mostly a good investment. At least at the right locations. Good luck! Its one of those major steps in life.

Congrats! Now don't ever go back to renting, trust me, it sucks. However bad renting is, it's 10x worse when you've owned a home previously. You'll make it work out, at least you don't have a family to feed.

Thanks again guys, I'm pretty excited! You guys on the west coast will probably crap when you read this, but I got it for $130K. I feel like it was a good deal. It's ready to move into and needs nothing. The crazy thing is, if I were to find a smaller house, only 5-10 miles northwest of this one, it probably would have been $100k more and have double to tripple the property taxes. It would also probably have a one car garage or no garage and a very small back yard. I'm just off the beaten path enough to make it cheaper, and I have a huge back yard! Works for me. Now I'm off to work out and then get drunk with family and friends to get rid of some of this anxiety!!!!

Those pictures make it look like a nice, solid little house that is just ripe for before & after pics! You'll have lots of fun doing the cosmetic stuff inside. FWIW, this board has EXCELLENT diy house projects advice. There are some really knowledgable folks here.

Congrats! get ready to sign more papers.
....piss off the people at the closing by insisting on reading every single word on the documents. my wife and I did! you'd be surprised all the schit that's in there. don't be afraid to negotiate last minute items during the closing. it's the realtors payday so they want to make the sale... important: also make sure you have a final walkthrough during the day of the closing with an EMPTY house. Ditto, you'd be amazed how much furniture can hide. Like somebody else said, it looks ripe for before and after pics. A solid house that's dated in a nice neighborhood is easy money, there's a lot that anybody can do themselves to greatly improve the value of their property. We made $15k after 2 years on a house in central KS, in a town that's actually shrinking! That tells you how bad the economy was. Not much compared to Cali, but it's nice to get paid to live in a nice house.
