Question for you money guys, Prime Rate
The Prime Rate is at 8.25%
Any opinions out there on what the rate will do over the next Year? Do you think the Fed will lower it to possibly stimulate the housing slump?

I believe that at this time, the Fed reserve under new chairman "Big Ben" will leave interest rates where they are. You see, the big fear to them is inflation. Many here are too young to remember the "misery index" we suffered under during the Carter administration...double digit inflation AND unemployment.
We do NOT want to return to that... Yes, I know...there is an arguement that "it wasn't Carter's fault". I'm just setting a time frame here...

I think the prime rate is about where it should be in a healthy economy. It'll get lowered to try and avoid a recession if the fed perceives that's more likely than inflation. Personally, I think that's likely.

Lowering prime won't do much to help the housing slump, since mortgage interest rates have little to do with it. Bond yields are what drive most mortgage rates. Sure, they're all intertwined in some way, but most ARM's are tied to LIBOR or the 1 yr. Treasury. Prime affects HELOC's, credit card rates, car loans, etc.

Sorry Rick...didn't mean to insult anyone. I spoke as a guy living in a paid for house. Still, if you remembered the double digit inflation years, you'd never sign an ARM...

Doesn't insult me at all. When I was in the biz., I made the same money whether I sold ARM's or fixed's. I just don't know anyone younger than my parents' parents who live in a house for 20-30 yrs.

Bought my current house in '76. 1/3 down, the rest on a 30 year fixed. Paid it off in 18 years. Yep, I'm old... Cindy & I have often talked of "moving up" house wise, but we really can't see why. It fits us well, especially after our daughter left home. 2,400 sq. ft. ranch on 1 1/2 acres on a quiet road that goes nowhere, so no through traffic...We are happier here than we would be in a 4,000 sq. ft. McMansion located on a tiny lot. I don't like hearing my neighbor's toilet flush...
